Knowing which answers, city by city, is where the tools differ. We read the pages of every tool on our competitor leaderboard that tracks both engines and has a public pricing page, and kept eight. None of them documents tracking by metro, so each entry says what its pages prove and what to make the vendor prove in the demo.
Five Things a Real Estate Team Needs a Tool to Show
Real estate is bought, rented, and financed one city at a time, and that turns one visibility question into five:
Metro prompts. Questions tracked and reported by metro, so a strong national number can't hide the cities where you're absent. No tool on this list documents it. Any tool that runs your own prompts can run one with a city in it; none documents reporting by metro.
Per-country tracking. The same questions in more than one country. It matters to portals and proptech brands operating across borders. A country is not a metro, and it is not an office.

Documented: a line on the vendor's own page says it. Shortlist on it, then check it sits on the plan you would buy.
Documented as not offered: the vendor says no. That rules it out on the criterion. No tool here is in this state on any of the five.
Not documented: the pages don't say either way. That is a demo question, never a no.

Scrunch is here because it ranks sixth on our competitor leaderboard, among the five highest that cleared both bars. Its pricing rows document cited sources and competitor tracking, and country coverage on Enterprise.
Core and Enterprise differ on the two things real estate needs. Core tracks one country and doesn't list Google AI Mode, so a team that needs both engines, or more than one country, is pricing Enterprise. Several brands come only on Enterprise, as custom brand workspaces, and metro reporting isn't documented on either plan.

Five Things a Real Estate Team Needs a Tool to Show
Real estate is bought, rented, and financed one city at a time, and that turns one visibility question into five:

Reddit Score: 50.0% Positive, across 5 mentions about Scrunch. Four of the five are posts comparing several tools, and the only comment was written by an employee of a rival vendor, so there is no user review to quote.
Scrunch is here because it ranks sixth on our competitor leaderboard, among the five highest that cleared both bars. Its pricing rows document cited sources and competitor tracking, and country coverage on Enterprise.
Core and Enterprise differ on the two things real estate needs. Core tracks one country and doesn't list Google AI Mode, so a team that needs both engines, or more than one country, is pricing Enterprise. Several brands come only on Enterprise, as custom brand workspaces, and metro reporting isn't documented on either plan.
Three Question Sets to Run in Every Demo
Nothing in this review ran these in any tool; they are the tests to make each vendor run, with your metro added to every question.
Brokerage: "top real estate agent services" and "services for selling a house", each with your metro added, for every metro and office you serve.
Portal: "best home value estimate apps", "apps to check what homes sold for in my neighborhood", and "top rental search apps", each with your metro.
Proptech: "find me companies that buy houses as-is for cash", "best lenders for home loans", and "best companies to manage rental properties", each with your metro.
In every set, check six things:
Each metro is reported on its own line, not folded into one national number.
The tool shows whether your brand is recommended, not only mentioned or cited.
Each cited source sits beside its answer, down to the URL if you need the listing or agent page.
ChatGPT and Google AI Mode both run on the plan you would buy, and read separately.
The competitors named instead of you are listed.
For brokerages, offices or teams can be separated inside one account. No tool here documents that.
The Limits of This Review
This is a reading of each vendor's own pages in September 2026, with prices re-checked on the live pricing pages on September 22. We ran no product trials and measured no outcomes, so nothing here says how well any tool performs for a brokerage, portal, or proptech brand.
Metro reporting, office separation, and the three question sets are gaps to test, not findings about any tool. A Reddit score says how people talk about a tool, not whether it fits real estate or measures correctly.
Before You Sign
Name the criteria your team needs, shortlist the tools whose own pages document them, and then make every shortlisted vendor run your metro questions on both engines, on the plan you would buy, and show whether your brand is recommended before you sign.
